The Roll Up: Weekly Self-Storage Development Round Up 11.11.15

NitNeil Partners is gearing up to convert an historic landmark in Louisville, KY into a self-storage facility (pictured above). The Atlanta-based developer is teaming up with local businessmen Aaron Willis and Jack Howell to redevelop the 110,000-square-foot J.F. Kurfees Paint Building at 201 East Market Street. The building was constructed in 1915 in the influential Beaux-Arts style.

The facility is set to open summer 2016.

Under Construction

Issacson Family Enterprises has started construction on a new self-storage facility development at 200 East Arrowhead Drive in Montgomery, AL. The facility will operate under the name A Mini Flex Storage. The first phase of construction will deliver 30,000 square feet of climate controlled self-storage space in the spring of 2016. Two additional phases will eventually bring the facility to more than 600 total units. This project is Issacson’s first new self-storage project since 2006.

Super Storage Self Storage Group has started work on a new 64,000-square-foot self-storage facility at 65 Plantation Drive in Clayton, NC. The operator is planning to finish the facility in March 2016.

U-Haul is converting a former pharmaceutical distribution center into a self-storage facility at 1 Golfview Drive in Altoona, PA. The facility will have 400 units ready in early 2016, and eventually build out more than 1,000.

U-Haul is also converting another former Kmart into a self-storage facility in Davenport, IA. (The operator recently started work on a Kmart in Green Bay, WI.) U-Haul plans to have 700 new climate-controlled units built by January in the 86,448 square foot facility at 3616 W. Kimberly Road.

Planned

Businessman Jonathan Schmid plans to build a 53,000 square foot self-storage facility inside of a former Chevrolet dealership at 1777 Union Road in West Seneca, NY. The facility would operate under the name Ikon Self-Storage and offer 800 units. The project would cost about $1.5 million to complete. Schmid plans to build another 50,000 square foot of self-storage in the former parking lot area of the former Gillogly Chevrolet property, according to the Buffalo News.

Taylor Theus Holdings is seeking permission to build a three-story, 89,700 square foot self-storage facility at 852 Hendersonville Road in Asheville, NC. The facility would have 700 units when completed.

Guardian Storage is seeking approval to build a four-building self-storage facility at 4750 Route 8 in Hampton, PA. Guardian, which operates 12 facilities in Western Pennsylvania, hopes to start construction in March 2016 and open the facility in October, according to TribLive.com. The Hampton Council will vote this month on a revised site plan for the project.

P.J. Feistritzer, a local developer in Danville, KY seeks a zoning change that will allow him to build a self-storage facility on a 2.5-acre site—which is currently home to an abandoned mansion built in 1846. The mansion would be torn down, which has generated opposition form preservationists, according to the Advocate Messenger.

Andover Management Group seeks to build a 137,950-square-foot facility on a property it has under contract in Nashville, TN. The developer has previously built and operated apartments. Development coordinator Dan Kunau told The Tennessean that they are targeting “unmet demand in the self-storage industry in Nashville.” The project on Fesslers Lane is slated to operate under the name Citadel Self Storage.
